Still, it’s hard to ignore the significant boost in performance we’ve already seen after switching from Carrot to GrumpyHare. While impressive, it’s not surprising.

GrumpyHare wasn’t built blindly. After 8 years of navigating the limitations through thousands of Carrot websites as well as other website providers mentoring real estate investors to rank #1 using my SEO For Real Estate Investors course, I had to drastically modify and customize these websites with custom coding and CSS to improve their appearance and performance.

Others claim their products are designed based on “data.” But just because data is used doesn’t mean the data is accurate or that the conclusions drawn from it are correct. It seems someone—without a proper understanding of data collection—decided that foreclosures, absentee owners, probates, tax liens, divorces, and shut-off lists are the audiences to target, assuming these groups represent motivated sellers. But that is wrong!

First: If those groups truly were motivated, it wouldn’t take 3000 mailers, calls or texts to get one deal!

Second: I have a #1 ranking website generating off-market organic truly motivated seller leads and from all the leads I get, I rarely get foreclosures, absentee owners, probates etc. etc.

Conclusion: While many “experts” swear by these audiences, the numbers do not lie: If you need to send 3,000 mailers to get one contract signed, that means 2,999 people of your list of 3000 said “NO, leave me alone!” That’s a staggering 99.97% failure rate, which clearly indicates you’re targeting the wrong audience—no matter how you spin it—not motivated sellers.
